W10's detached benchmark is $862,900 — the lowest of Toronto's 35 districts — while its apartment benchmark fell 12.67%. Homes still sold in 29 days at 98% of asking.
Forty-two sales in August at an average of $743,477 and a median of $782,500. Homes sold at 98% of asking in 29 days, on 5.4 months of inventory and a 34.7% sales-to-new-listings ratio, the lowest in Toronto West. The benchmark is $690,200, down 5.86% on the year, a larger decline than July's 4.07%.
The detached benchmark, $862,900, is the lowest in the city, down 7.21%. The apartment benchmark, $432,400, is down 12.67%, and condo townhouses are down 11.36% — the condo stock around Rexdale and West Humber is where the year's losses are concentrated. Sales counts are steady at around 40 a month, so the market is moving; it is moving at lower prices.
For buyers, Rexdale is the most affordable detached market in Toronto, with the Finch West LRT running through it — the math works for people who need a house, not a trade. For sellers, quick sales at 98% say the price is right when it starts from today's benchmark. Ask for the condo-versus-house split; they are two different markets this month.
