W09's benchmark slipped 0.86% after a positive July — still the third-best result of the ten West districts. Nineteen sales makes every other number here a small-sample number.
Nineteen sales in August, down from 34, at an average of $933,242 and a median of $991,000 — the median above the average because most of what sold was a house. Homes sold at 97% of asking in 32 days, on 4.2 months of inventory. The benchmark is $937,900, down 0.86% on the year; in July it was up 0.33%.
That is the third-best composite result of Toronto's ten West districts, behind W02 and W08, and far better than the city's 3.73% decline. Detached, $1,221,600, is down 4.85%; the apartment benchmark, $466,200, is down 2.98% after a rare positive July. Richview and Willowridge are a quiet, mid-century family district — few listings, few sales, and prices that move slowly.
With 19 sales, do not read much into one month's average. The benchmark says values here are close to flat, and that is the number to hold. Buyers get little discount; sellers get a steady market rather than a hot one. Ask for the street comps — they matter more than the district here.
