Ninety-nine sales and a benchmark almost flat on the year.
W08 is the busiest district in Toronto West and one of the steadiest in the city: 99 sales, 98% of asking, and a benchmark down just 0.69%.
Ninety-nine sales in August, the most of any West district and fourth-most of Toronto's 35, at an average of $1,256,380 and a median of $971,100. Homes sold at 98% of asking in 34 days, on 4.2 months of inventory. The benchmark is $996,300, down 0.69% on the year in a city down 3.73% — only three of Toronto's 35 districts did better, and those three were up.
Detached, $1,639,400, is down 1.62%; semis are down 0.81%. The apartment benchmark, $519,800, is down 5.41%, and condo townhouses are the weak segment at −10.72%. The Kingsway, Islington and Princess-Rosethorn are family-house streets with Line 2 stations under them, and that buyer is still there in numbers — the sales count says so.
For sellers, W08 is one of the few districts where pricing to last year's comps is not far off. For buyers, the house side gives no discount, but the condo side does, particularly townhouses. Ask which segment your target is in before you form a view on price.
