Homes sold in 26 days — the fastest in Toronto West this month — at 101% of asking, on 3.4 months of inventory and a 43.8% sales-to-new-listings ratio. The benchmark is $861,400, down 4.45% on the year, a little more than July's 3.29%.
Keelesdale, Rockcliffe-Smythe and Silverthorn are a freehold market at the lower end of the city's house prices: the detached benchmark is $924,100 (−6.27%) and semis $915,500 (−2.98%). Buyers who cannot reach Bloor West or the Junction land here, and with Line 5 Eglinton now running through the district, they keep coming. That is why the market is quick even as the benchmark slips.
For buyers, expect to pay asking or a little above for the good houses, and move fast. For sellers, price sharply and the market will do the rest. Ask for the comps by street — W03 has more range inside it than the district numbers show.
