E10's apartment benchmark fell 12.72% on the year, against 7.54% for detached — and a slower August: 42 days to sell, up from 27.
Thirty-two sales in August, down from 48, at an average of $826,355 and a median of $775,000. Homes took 42 days to sell, up from 27 in July, at 97% of asking, on 3.8 months of inventory. The benchmark is $894,800, down 5.38% on the year, about where it was in July.
The split inside the district is wide. The apartment benchmark, $404,000, is down 12.72%, one of the three steepest condo declines in the city. Detached, $1,019,500, is down 7.54%. Townhouses, at $598,200, are up 3.59%. West Hill's condo stock near Kingston Road is repricing hard; Port Union's lakeside houses are holding far better.
For condo buyers, E10 has the second-lowest apartment benchmark in the city, with GO service at Rouge Hill. For house sellers, your comps are the detached benchmark, not the district headline. Small counts move the averages here — ask for the segment before you act.
