The apartment benchmark, $434,400, is down 10.84%, and detached, $883,000, is down 7.72%. Townhouses are the one segment up, at +0.97%, a small positive on a small base. Bendale and Woburn sit around Scarborough Town Centre, where the Scarborough Subway Extension is under construction — a long-dated reason to own that is not showing up in this year's prices.

For buyers, this is one of the deepest discounts in the city on a district with a subway coming. For sellers, homes still sell in a month at close to asking — the market is not frozen, it has simply moved down. Ask for the type-by-type numbers; they differ a lot here.
