E08 carries 5.1 months of supply, the highest of Toronto's eleven East districts, yet homes sold at 99% of asking in August, up from 95%.

Thirty-seven sales in August, up from 30, at an average of $775,635 and a median of $645,000. Homes sold at 99% of asking in 35 days, a firmer ratio than July's 95%. Inventory is 5.1 months, the most of any East district — the Kingston Road condo stock and a slow lakeside detached market share the code. The benchmark is $794,800, down 6.92% on the year, unchanged from July.

Detached is the weak segment: a $998,800 benchmark, down 9.13%. Apartments, $472,700, are down 7.74%. Guildwood's lakeside streets and the GO station hold long-term appeal, but the buyer pool for a $1M detached in eastern Scarborough is thin right now, and the supply is not.

For buyers, this is the east end's roomiest market: time, selection, and sellers who have started meeting the market. For sellers, 99% of asking says well-priced homes still sell — but the price has to start from today's benchmark, not 2022's. Ask for the segment before you list.
