Fifty-three sales in August, up from 45, at an average of $699,790 and a median of $563,888. Homes sold at 100% of asking in 31 days, on 3.8 months of inventory and a 45.6% sales-to-new-listings ratio, one of the highest in the city. The benchmark is $724,400, down 6.60% on the year, from 8.66% in July.

The two halves of the district are moving apart. The apartment benchmark, $468,400, is down 10.95% — the condo towers along Sheppard East are absorbing the same supply pressure as North York's. Detached, $1,050,400, is down 5.67%, and townhouses only 4.44%. The median at $563,888 tells you most of what sold in August was the condo half.

For condo buyers, E07 is one of the larger discounts in Scarborough on a subway-bound corridor. For house owners, your street is not the district headline — the detached number is far firmer. Ask for the split before you decide anything.
