A million-dollar median, and a slower month to get there.
E06's median crossed $1M in August on 22 sales, while days on market went from 24 to 40. The benchmark is down 5.15%.
Twenty-two sales in August at an average of $1,008,455 and a median of $1,010,000, both up from July on a small count — a few more detached homes near the bluffs sold, which lifts the numbers without saying much about value. Homes took 40 days to sell, up from 24, at 97% of asking, on 4.0 months of inventory.
The benchmark is $930,000, down 5.15% on the year, a smaller decline than July's 6.76%. Detached is $1,022,400, down 5.96%; the apartment benchmark, $561,400, is down 2.98%, one of the milder condo declines in the east. Birch Cliff trades on the lake and the Kingston Road main street, and that end-user demand is why the drop here is shallower than in the districts north of it.
Small district, small counts: one month's average tells you little, and the benchmark is the number to hold. For buyers, 40 days means there is time to look. For sellers, the million-dollar median is a headline, not a valuation — ask for the segment comps before you price to it.
