The tightest market in Toronto, and prices still fell.
E02 has 2.2 months of inventory and sells in 24 days — both the best in the city — yet its benchmark is down 4.98%.
Twenty-seven sales in August at an average of $1,283,941 and a median of $1,120,000. The Beaches has the tightest supply of Toronto's 35 districts — 2.2 months of inventory on a 48.7% sales-to-new-listings ratio, the highest in the city — and the fastest sales, 24 days at 100% of asking. In July homes here sold above asking, at 103%; that premium is gone.
Tight supply has not protected prices. The benchmark is $1,257,000, down 4.98% on the year, from 3.70% in July. Detached is down 7.75%; the small condo segment, $731,300, is essentially flat at −0.19%. When a market this tight still slips, it means buyers are paying full asking for less house than a year ago, and asking prices themselves have come down.
For sellers, this is still the best tape in the city: price it right and it sells in three weeks. For buyers, there is no discount to wait for here — the win is finding the right house, not timing the market. Ask before you list or bid; the Beaches moves too fast for last month's comps.
