C14's apartment benchmark fell 10.12% on the year while its detached benchmark fell 2.02%. Same district, two very different markets.

Seventy-two sales in August at an average of $898,084 and a median of $615,000. The composite benchmark is $893,500, down 3.61%. The apartment benchmark is the story: $558,700, down 10.12% on the year, one of the steeper condo declines in the city. Homes sold at 96% of asking in 38 days, on 5.7 months of inventory.

North York Centre keeps delivering towers, and every new completion competes with the existing stock. That pressure sits in exactly the product C14 has most of. The detached streets east of Yonge are on a different tape: the detached benchmark is $1,935,400, down just 2.02%, and semis are down less than 1%. New listings did fall, from 224 to 175, which takes some weight off.

For condo buyers, C14 is one of the better entry discounts on the Yonge line — the subway has not moved, only the price has. For house-side sellers, do not let the district headline discount your street. The split matters; ask for it.
