Leaside still sells in 25 days. The benchmark stopped rising.
C11's composite turned from +1.30% in July to −3.11% in August, and a $635,000 median against a $1.24M average shows how much of the month was Thorncliffe condos.
Thirty-two sales in August, up from 24, at an average of $1,240,438 and a median of $635,000. That median is half of July's $1,209,000 — not a crash, a mix change: more of the month's sales were Thorncliffe and Flemingdon apartments, fewer were Leaside houses. It is the widest gap between average and median of any Toronto district this month. Homes sold at 98% of asking in 25 days.
The benchmark is $1,167,400, down 3.11% on the year, after a positive 1.30% in July. Every segment is now down: detached 6.93%, semis 8.43%, apartments 6.33% to $428,300. Twenty-five days is still tied for the fastest sale in central Toronto — Leaside's family streets have not slowed — but sellers are no longer getting more than asking.
Sellers in Leaside still set terms, but at asking rather than above it. Buyers should treat list price as the floor on the good streets. For investors, the Ontario Line's 2031 horizon over Thorncliffe is still the patient trade. Ask for the split between the two halves.
