Thirty-four sales in August at an average of $2,290,894 and a median of $1,251,500. The average jumped from $1,815,359 in July because a few large Forest Hill houses sold, not because prices rose: the benchmark, which strips out that mix, is $1,429,900, down 5.26% on the year. Homes sold at 99% of asking in 35 days — the highest sale-to-list ratio of the 14 central districts this month.

Geography does the work here. South of Eglinton, Forest Hill proper trades in the millions and sets the average. North and west, Humewood and Oakwood Village semis trade near the median and still draw competition. Condos are holding better than houses: the apartment benchmark is down 2.68%, against 5.68% for detached.

For buyers priced out of Forest Hill proper, the Oakwood side is the same school catchments and transit at a fraction of the price. For sellers south of Eglinton: 99% of asking says well-priced houses still sell. Name the street and I will pull the August segment.
